A chiller plant is a centralized cooling system that provides chilled water for air conditioning and/or process cooling in large commercial and industrial buildings.It is responsible for removing heat and maintaining a comfortable indoor environment and to support temperature-sensitive industrial processes. These plants are commonly found in large facilities such as office buildings, hospitals, data centers, and manufacturing plants.
A chiller plant operates on the principle of a vapor compression refrigeration cycle to cool water. This chilled water is then circulated throughout the building to absorb heat from the air or from industrial processes. The warmed water returns to the chiller to be cooled again, and the cycle continues.

A chiller plant makes sense for large buildings with year‑round cooling needs, such as hospitals, labs, data centers, airports, arenas, large office towers, and multi‑building campuses. Air‑cooled plants suit sites with water constraints or in colder climates, while water‑cooled plants typically deliver the highest efficiency where tower water is feasible.
