TRANE CREATES A SOLUTION THAT WORKS FOR A BUILDING THAT MULTI-TASKS

A Seattle High-Rise Needs an Hvac System as Versatile as The Building Itself.

Every Building Has a Personality—Some Have More Than One.

Located in the heart of Seattle’s busy business district, 1700 Seventh Avenue is known for its many retail shops and office spaces with stunning views. So it’s not surprising that it attracts plenty of visitors—nor is it surprising that this creates an HVAC challenge. The building experiences a constant load with its office space, but also a variable load because of busy retail cycles. Facilities management needed a comfort system that could handle these variable loads without an over-the-top price tag or monstrous monthly bills.

Trane Offers Consistent Success With Variable Loads.

MacDonald–Miller Facility Solutions, the building’s mechanical systems engineering contractor, drew upon Trane’s expertise with complex HVAC challenges. They needed a system that would provide a comfortable environment for the offices, shops and restaurants in this popular destination. Trane built a variable primary chilled water distribution system, equipped with two efficient 650-ton centrifugal chillers and adaptive frequency drives for optimized performance over a wide range of cooling loads. Trane also supplied a Tracer Summit™ control system with custom programming to monitor and control chillers, pumps, valves, cooling towers, air handling units, and VAV terminals to consistently deliver maximum efficiency—no matter what the demand.

Actual Energy Use? Half the Initial Forecast.

Michael Thompson, chief building engineer, says the HVAC system performance has exceeded expectations. "The chillers and control system continuously adjusts plant operation for optimum efficiency." Thompson notes that the Adaptive Frequency™ drives permit operation at very low cooling loads and allowed the design team to avoid adding a low load "pony" chiller. The payoff? "The actual energy use came in at less than half the forecast," according to Thompson. Extra cost for the high-efficiency chiller plant was returned in less than a year—and does not include space and construction cost savings realized by being able to downsize piping requirements through use of the variable-primary distribution system. These results may seem extraordinary, but at Trane it’s what we think happens when your commitment to excellence is anything but variable.
